TitleOntario 2027 Rent Increase Cap of 1.91 TP3T — 4 Things Tenants Must Check2026-10-10 18:38
CategoryLiving Information
Name

The 2027 rent increase guideline announced by Ontario is 1.91 TP3T. This is lower than the 2.11 TP3T for 2026, and this standard applies to increases effective from January 1, 2027.

  • Applies to: Most private rental housing subject to the Residential Lease Act (RTA) — apartments, houses, basement units, condos, etc.
  • Calculation example: If the monthly rent is $2,000, the maximum increase is $38, making the new monthly rent $2,038. If the monthly rent is $1,800, the maximum increase is $34.20.
  • procedure: Rent may not be raised until 12 months have passed since the last increase or the start of occupancy, and the landlord must provide written notice in the prescribed form at least 90 days prior to the effective date.
  • Exception Caution: New buildings, extensions, and most new basement units that have been used for residential purposes for the first time since November 15, 2018 may be excluded from the application of the guidelines.

If you have received a notice of increase, please first check the effective date, whether 12 months have passed, and whether 90 days' notice was given. If you believe the amount is incorrect, you can contact the Landlord and Tenant Board.
